Sector F12 and G12 Islamabad are launched by Federal Government Employees Housing Authority (FGEHA) which is primarily responsible for allotting and flats and houses to federal government employees only. Recently FGEHA has announced new sector of Islamabad f12 and g12 in the area which is commonly known as meharabadi area by locals. F12/g12 is the only CDA sector available at this moment which offers plots on easy installments. Last date to submit forms to participate in balloting process of Sector F12 and G12 Islamabad is 10 Oct 2023.

FGEHA only gives plots to government employees, this is the first time they have given a chance to generate public and overseas Pakistanis to book a plot in Sector F12 and G12 Islamabad. Sector F12 and G12 Islamabad is being launched in two phases. Firstly it is being launched for general public and overseas Pakistanis only. In second phase it will be launched only for government employees via membership procedures available for federal government employees. Federal government employees can still apply in general public and overseas quota at this moment.

Location wise Sector G12 Islamabad is situated in between Sector G13 Islamabad and Sector G11 Islamabad, which are already developed residential sectors of zone 1 of Islamabad. Same as G12 Sector Islamabad, Sector F12 Islamabad is situated just after Sector F11 Islamabad, which is also already developed sector of zone 1 of Islamabad. Both these Sectors are in the heart of Islamabad. Main Srinagar highway, NUST university are very close proximity to Sector F12 and G12 Islamabad. furthermore New Islamabad international airport is 13 km away, Pak secretariat is 15 km away from Sector F12 and G12 Islamabad.

To become part of balloting you have to submit processing fee as mentioned for plot size. If you are successful in balloting process and won the plot you have two options there. Either you can pay 20% payment of plot in 45 days and other amount in 12 quarterly installments or you can pay 10% down-payment of plot size and can sell the plot on own-money for short term profit. Other payable amount of subject plot will be payed by buyer of the file and plot will be transferred on buyer's name. one thing is important to note here is that if you an pay total payment of the plot at once after successfully wining the plot after balloting of Sector F12 and G12 Islamabad, you can take advantage of 5% discount in total payment of plot of any size in Sector F12 and G12 Islamabad.

Sector F12 and G12 Islamabad has fixed quota for general public, government employees and oversees Pakistanis. According to FGEHA 20% quota is reserved for general public,40% for overseas and 40% for government employees.
Plots of multiple sizes are offered in Sector F12 and G12 Islamabad of residential category. Plots sizes are 5 marla, 8 marla, 10 marla,14 mqrla and 1 kanal.

Prices ranges are very reasonable at this time due to newly launched sector of CDA which lies in zone 1 of Islamabad master plan. F12/g12 5 marla plots total price is approximately 84 lacs,8 marla total price is approximately 130 lacs, 10 marla plot total price is approximately 164 lacs, 14 marla plot total price is around 215 lacs, and finally total price of 1 kanal plot is 302 lacs.

As of now plots prices in Sector F12 and G12 Islamabad are very reasonable as it returns almost profit to 300% to 400% if you can hold your investment for long time. Recently developed CDA Sector D12 is the live example to demonstrate the profits returns by investors for plots of different sizes.

One this is Important to note that possessions can be delayed in Sector F12 and G12 Islamabad due local residents living in area where Sector F12 and G12 Islamabad has been launched. It may take long time for government to take possession from local residents living In that area and allowing the possession to plot owners.
